Plan and coordinate activities concerned with the construction and maintenance of structures, facilities, and systems.
Plan, schedule, or coordinate construction project activities to meet deadlines.
Responsible for Estimate Development including establishing complete and accurate construction estimates, preparing all estimate presentation documents and contract exhibits.
Develop preliminary structural drawings and other estimate assumption illustrative documents.
Verify budget with 3-point check system (historical, SCG Estimate, Bids) for all major trades, overseeing take-off process (SF and itemized).
Establish and track bid schedule. Develop scope for each trade based on bidding checklist, SCG standards and project conditions.
Provide enhancement / improvement feedback for the ITO template spreadsheet.
Determine appropriate trade partners and vendors to bid each project, developing Alternates and Value Engineering targets, developing initial construction project schedules using historical and ops feedback, and being responsible for initial “decision by” dates based on anticipated needs and construction schedule.
Responsible for Preconstruction Project Management including managing client and architect relationship throughout pre-construction phase.
Taking appropriate proactive measures to keep design and engineering on schedule.
Plans and leads estimate presentations.
Coordinates and runs OAC meetings until commencement.
Develop and provide constructability and cost feedback to assist in decisions.
Conducts on-site visits and coordinates with appropriate trade partner (site analysis, tree removal, surveying, demo, renovation, and other miscellaneous on-site needs).
Ushers projects through process for permitting and other regulatory approval.
Reviews and approves of preconstruction invoices.
Engage ops for feedback on constructability, bidder lists, estimate reviews, and schedule reviews.
Coordinates win/loss notification with ops and responsible for notifying all bidders.
Assists in setup of projects in project management software system (Corecon and Procore).
Develops Pre-Con to Ops transition agenda. Participates in transition meeting.
Assists Project Managers with buy-out process. Builds rapport with Trade Partners.
Maintains an appropriate, qualified pool in all markets.
Manages recruitment of new Trade Partners as needed.
Ensures adequate bid coverage is attained on each project across all appropriate trades.
Confirms trade partner availability.
Confirms no conflicts with other SCG projects.
Keeps trade partner updated on their status regarding upcoming or potential projects.
Requires Bachelors in Construction Science, Construction Management, Civil Engineering, or related and 3 years of experience in the job offered, Cost Estimator, or related.
3 years must include experience in the construction industry.
3 years must include experience with Bluebeam software.
1 year must include experience with one of the following: Corecon or Procore construction software.
